Sometimes small issues can pop up. Before contacting us, here are a few simple solutions to some common problems. This is often the quickest way to resolve the issue!
This is usually a very easy fix! Please try these steps in order:
On your phone or computer, try turning its Wi-Fi function off and on again. Then, try to reconnect to the No.31family network.
If that doesn't work, try restarting the main Wi-Fi router. It is located on the wall by the stairs of 2nd floor. Unplug the router's power cord from the wall, wait a full 30 seconds, and plug it back in. It can take 2-3 minutes for the network to fully restart and for the lights to become stable.
If you still cannot connect after restarting the router, please let us know.
This can happen if several appliances are used at once. The main circuit breaker box is located:
For the 1st Floor: On the wall by the front door.
For the 2nd & 3rd Floors: On the wall in front of the staircase on each floor.
Solution: Open the box door and look for a single switch that is in the "OFF" position while the others are "ON". (Please ensure your hands are completely dry). Carefully flip the switch back to the "ON" position to restore power.
If the power is out in the entire house, please first check if neighboring houses also have no lights, as it may be a temporary neighborhood power cut. If only our house is affected and the breakers are all on, please contact us immediately.
Our bathrooms use instant electric water heaters. If you're not getting hot water, please try these steps in order:
Check the Heater Unit: Inside the shower, check that the unit's power light is on and ensure the water tap is fully open (the heater needs good pressure to activate).
Try the Safety Reset Switch: If there is no power light on the unit, look for a small button on the unit's casing (often labeled 'ELCB' or 'Reset') and press it firmly. This often restores power.
Check the Main Circuit Breaker: If it still has no power, check the breaker box for that floor and flip any "OFF" switch back to "ON".
Contact Us: If these steps don't resolve the issue, please let us know.
This is usually a simple settings issue.
Using the remote, check that the 'Mode' is set to 'Cool' (it should show a snowflake symbol βοΈ on the remote's screen). Sometimes it can accidentally be set to 'Fan' mode (a fan symbol), or dry mode (a square or the dew symbol) which only circulates air.
Ensure all windows and the door to the room are fully closed. The AC cannot cool a room effectively if warm air is getting in.
A toilet plunger is provided for your convenience and is located in the cabinet under the stair. In most cases, a few firm pumps will solve the issue.
To Prevent Clogs (Important for Many Visitors): Please do not flush any toilet paper down the toilet. Kindly use the provided bidet spray and place used toilet paper in the lidded waste bin next to the toilet. This is standard practice in Thailand and is essential for our plumbing system.
Please Don't Worry! Welcome to the tropics! Seeing a few ants or a small, harmless gecko on the wall is very common in any home in Bangkok. Geckos are actually considered good luck and are great at eating mosquitoes.
How to Help Keep Them Outside:
The best way to prevent them from coming inside is to clean up any food crumbs promptly and store open food in sealed containers or in the refrigerator.
Kindly keep doors and windows closed as much as possible. This is the most effective way to prevent mosquitoes, geckos, and other bugs from paying a visit.
If you see a more serious issue, please let us know.
Solution: If you notice the smart lock beeping unusually or see a low battery indicator, please let us know as soon as possible. The batteries last a very long time after the first warning, but this allows us to schedule a replacement at a convenient time without disturbing your stay. The lock will continue to function normally.
Solution: The most common reason is that the batteries have run out. We keep spare AAA batteries located in the drawer of the TV cabinet in the living room. Please feel free to replace them.
Solution: This is usually normal! Our solid teak wood door can expand and shrink slightly with Bangkok's weather. Please give it a firm, steady push or pull to open or close it. This is not a defect and does not affect the security of the lock. For a more detailed explanation, please see the note on the "Access the House" page.
Possible Cause: Our home is equipped with a water pump to ensure strong, consistent pressure. Occasionally after a power flicker, it may need to be reset.
Solution: The water pump is located in the room at the back of the house on the ground floor. Please check to see if it is running (you should hear a slight hum). If it is silent, please check its power switch. If you are not comfortable doing so, please contact us and we can guide you.
Solution: Please try these two simple checks before contacting us:
Make sure the door is fully closed and latched until you hear a solid "click." Most machines will not start unless the door is securely locked.
Check that the water tap on the wall connected to the machine's hose is turned on.
What it means: This is simply the smoke detector's signal that its battery is running low. It is not an emergency.
Solution: Please just let us know which room the chirping detector is in. We will arrange a convenient time with you to come and replace the battery. There is no need for you to do anything else.
