Welcome to No.31! To ensure a pleasant, safe, and respectful environment for everyone – including our cherished neighbors – we kindly ask all guests to read and agree to the following house rules. Please note that breaking these rules may result in fines from your security deposit and/or termination of your stay without a refund. Your cooperation helps us keep No.31 a wonderful retreat.

Our home is located in a quiet residential neighborhood. These rules help ensure comfort, safety, and a pleasant experience for everyone.
Smoking of any kind is strictly prohibited inside the house and on the premises, including balconies and near windows.
Smoking is permitted only outside the property gates.
Fine: 5,000 THB + deep cleaning costs (if applicable)
This is a family-friendly home. Illegal drugs are strictly prohibited.
Fine: 5,000 THB + possible deep cleaning fee
To maintain cleanliness and protect guests with allergies, pets are not allowed.
Fine:
• 2,000 THB per pet
• + 5,000 THB extra deep cleaning fee
All overnight guests must be registered in advance.
Anyone on the property after 10:00 PM is considered an overnight guest.
Unregistered guests may result in:
• 1,800 THB per person, per night
• Temporary suspension of access codes until guest details are verified
Visitors are welcome with prior notice.
Anyone staying past 10:00 PM will be treated as an unregistered overnight guest.
Parties, events, or disruptive behavior are not allowed.
Fine: 10,000 THB
Additional charges may apply for damages, deep cleaning, or related violations.
Noise complaints involving authorities may result in immediate termination of the stay without refund.
Please keep noise to a minimum between 10:00 PM – 7:00 AM out of respect for our neighbors.
In line with Thai custom, kindly remove shoes when entering the house.
A shoe cabinet and seating are provided.
Please keep doors and windows closed when inside to ensure safety and prevent insects.
Please use the kitchenette for light cooking only and clean up after use.
To maintain a fresh environment, do not store items with strong odors (such as durian) in the refrigerator unless fully sealed in an airtight container.
Kindly turn off all A/C units when leaving the house to conserve energy and maintain system performance.
One towel set is provided per registered guest.
Additional towel sets are available upon request for 300 THB per set.
• Please use public bins on the main road after 6:00 PM, as required by district rules
• On check-out day, you may leave tied trash bags by the kitchen — our cleaning team will take care of the rest
The street is narrow, and on-site parking is not permitted.
Fine for unauthorized parking: 5,000 THB
Charging electric vehicles using household sockets is not allowed.
Fine: 5,000 THB + any damage costs
Parents and guardians are responsible for supervising children at all times.
Please note:
• Stair railing has wider gaps (approx. 20 cm)
• Stair railing opens like a door and is normally secured
• Top bunk bed is for one child only (max 50 kg / 110 lbs); adults are not permitted
• One-time PIN for check-in
• Permanent PIN for the duration of your stay
Please do not share your access code. Misuse may affect access or safety.
Please inform us immediately if anything is broken, lost, or damaged.
Charges are based on repair or replacement costs.
Some items in the house are part of our kid-friendly collection and may be available new.

This section outlines formal policies, fees, and legal requirements governing your stay.
• Check-in: From 3:00 PM
• Check-out: Before 11:00 AM
• From 12:00 PM: Complimentary if the home is ready
• 5:00 AM – 11:59 AM: 50% of nightly rate
• Before 5:00 AM: One additional night
• Until 2:00 PM: Complimentary if no same-day check-in
• 2:01 PM – 8:00 PM: 50% of nightly rate
• After 8:00 PM: One additional night
Unauthorized late check-outs will incur automatic fees.
Thai immigration law requires all guests to provide a valid passport or national ID at least 24 hours before check-in.
• Permanent door code is issued only after all IDs are received
• Thai nationals do not require TM30 filing but must still provide ID for security records
Applicable to stays of 28 nights or more.
Includes:
• General tidying
• Bathroom and floor cleaning
• Linen and towel change (once weekly)
Cleaning is scheduled in advance. Guests are responsible for securing personal belongings.
Additional cleaning may be arranged for a fee.
Four CCTV cameras monitor exterior areas only.
There are no cameras inside the home.

• Damage costs may be deducted from the security deposit (direct bookings)
• Lost or stolen items may be charged at full replacement value
Guests are fully responsible for child supervision.
The property includes stairs, railings with wider gaps, and child-reachable door handles.
Serious violations (noise, parties, illegal activity) may result in:
• Immediate termination of stay
• No refund
• Involvement of local authorities if required
